We require all occupants over the age of 18 to submit an application. Multilevel townhome style unit, currently undergoing updates to paint, carpet, etc. All kitchen appliances are new. Our goal is to have the property move in ready by July 1st. I will post current photos once the update is complete. The unit has 4 bedrooms and 2 bathrooms. The home has washer and dryer hookups (stackable only, W/D not provided), beautiful fenced in yard space, irrigation, and storage shed space for yard tools. Unit is approximately 1,440 sq. ft. 1) Tenant pays electric only and a $75 monthly utility fee that covers water, sewer, trash. 2) No smoking inside the property. 3) Property inspections are 4 times per year. 4) Tenants are required to carry renters insurance with landlord name attached for verification of policy maintenance. Insurance requirements are $100k minimum without pets & $300k minimum with pets. We will verify insurance monthly. 5) Washer/Dryer hookup is for stackable W/D only and washer & dryer are not provided. 6) Cooling is provided by swamp cooler/evaporative cooler only. 7) Room cooling AC units, if desired, must be furnished by tenants. 8) Yard upkeep is required to be maintained by tenants. 9) Above all please be respectful to your neighbors, the unit is in a duplex with shared walls. Tenants with dogs are prohibited from having dogs that bark when left alone or at neighbors and passersby, we want people to enjoy the company of pets, but in a responsible fashion that allows others to not be bothered by your pets. 10) Missed key lease terms will be identified at lease signing.
