RESIDENTIAL LEASE AGREEMENT Property Address: 106 1/2 E Park Ave, Riverton, Wyoming 82501 (Including Units 106, 106 B, and 106 1/2 where applicable) This Residential Lease Agreement ("Agreement") is entered into between the Landlord and the Tenant(s) listed below. 1. Lease Term This is a fixed-term lease. The lease shall begin on April 1, 2026 and shall end on October 1, 2026, for a total term of 6 months. Rent shall remain fixed for the duration of the lease. Any renewal or extension must be agreed upon in writing by both parties. 2. Rent, Fees, and Deposits Monthly Rent: $1,350 Security Deposit: $250 Late Fee: $15 per day for rent not received by the 1st of the month. 3. Utilities All utilities, including electricity, gas, water, and trash, are covered by the Landlord unless otherwise agreed. Tenant agrees to use utilities responsibly. 4. Walkthroughs Landlord may perform monthly walkthroughs with at least three (3) days' notice. 5. Maintenance and Repairs Tenant must promptly notify Landlord of any maintenance issues or damage. Damage caused by Tenant or guests will be billed to Tenant. 6. Entry for Repairs and Inspections Landlord may enter the property with at least 48 hours' notice, except in emergencies. 7. No Smoking / No Pets No smoking inside the property. Pets require prior written approval. 8. Tenant Screening Tenant must provide background check, income verification, and references as required by Landlord. 9. Condition of Property Tenant accepts the property in its current condition. A walkthrough occurs before move-in. 10. Early Termination Early termination is not permitted without Landlord consent. Remaining rent for the lease term becomes immediately due if Tenant vacates early. 11. Default and Eviction Failure to pay rent or violation of lease terms may result in a 3-day Notice to Quit. Landlord may begin eviction or legal action immediately for any material lease violation. If violations occur more than once, the lease may be terminated immediately at Landlord's discretion. 12. Laundry Use and Landlord Access Laundry Access by Unit: 106 E Park Ave (Unit A): Saturday 8:00 a.m. Monday 8:00 a.m. 106 B: Monday 8:00 a.m. Wednesday 8:00 a.m. 106 : Wednesday 8:00 a.m. Saturday 8:00 a.m. Laundry outside assigned times requires prior approval with at least 24 hours' notice. Landlord Access for Updates: Landlord may access the property Thursday 10:00 a.m. Sunday 10:00 p.m. for updates, maintenance, or repairs. 13. Alterations Tenant shall not alter the property without written consent. 14. Abandonment Absence of seven (7) or more consecutive days with unpaid rent or disconnected utilities may be considered abandonment. 15. Emergency Entry Landlord may enter in emergencies without notice. 16. Use of Property and Conduct Property shall be used solely as a residence. Tenant shall avoid illegal, unsafe, or disruptive activity. 17. Liability and Indemnification Tenant agrees to hold Landlord harmless for losses except in cases of gross negligence. 18. Tenant Insurance Tenant is encouraged to obtain renter's insurance. 19. Limitation of Landlord Liability Landlord is not responsible for loss, theft, or damage to Tenant property. 20. Tenant Responsibility for Damage and Legal Action Tenant is responsible for any damage, excessive filth, or destruction. Landlord may pursue legal action for repair costs, cleaning, lost rent, court costs, attorney fees, or other legally recoverable damages. 21. Shared Backyard Use and Responsibilities Designated Areas: 106 E Park Ave (Unit A): Right side of the backyard (facing the alley), access via right-side gate. 106 B: Left side of the backyard (facing the alley), access via left-side gate. 106 : Their own yard area (facing the road), access via their own gate. Maintenance: Each tenant is responsible for snow, ice, fall leaves, and trash cleanup in their section. Gate Policy: All backyard gates must remain closed and locked (if a lock is present) except when actively using the yard. Shared Use Rules: Tenants may enter another tenant's section only with written permission. Permanent Items: Any permanent or semi-permanent items require written Landlord approval and must remain in the tenant's section. Conflict Resolution: Tenants must first attempt to resolve disputes among themselves. If unresolved, the Landlord may mediate or require remediation at the responsible tenant's expense. 22. Lawn Care, Snow Removal, and Fall Leaves Tenant is responsible for snow and ice removal, fall leaf cleanup, and keeping all yard/exterior areas free of trash in their designated area. 23. Keys and Locks Tenant may not change or rekey locks without Landlord approval. 24. Smoke Detectors and Safety Tenant shall not tamper with safety devices. 25. Pest Control Tenant is responsible for pest management in their unit. Tenant must first attempt to treat any pest issues themselves and maintain cleanliness to prevent infestations. If the problem persists, Tenant must notify the Landlord promptly so professional treatment can be arranged. 26. Legal Compliance Tenant agrees to comply with all laws and regulations. 27. Quiet Enjoyment Tenant shall not disturb neighbors or other tenants. 28. Dispute Resolution Parties agree to attempt mediation before legal action. 29. Parking Tenant is allotted 2 3 parking spaces first-come, first-served. 30. Guests Guests may stay up to 14 consecutive days without written approval. 31. Lead-Based Paint Disclosure If applicable for pre-1978 properties, Tenant acknowledges receipt of required disclosures. 32. Heating and Energy Use During Cold Months During the colder months, tenants may adjust the furnace when leaving for work; however, portable plug-in heaters and plug-in air conditioning units must never be left running unattended. These devices present a serious safety hazard and can significantly increase electricity costs. When tenants are out of town or away for extended periods during cold months, the furnace must remain running to maintain safe indoor temperatures, but all plug-in heaters and other high-power devices must be turned off. Tenants are encouraged to use portable heaters responsibly while at home but must ensure that all heating devices are off when leaving the property for work or travel, unless otherwise directed by the Landlord. Failure to follow these rules may result in warnings, utility charges, or lease termination for repeated violations. 33. Cooling and Energy Use During Warm Months During the warmer months, tenants may adjust air conditioning units while at home, but portable plug-in AC units must not be left running unattended. Leaving these devices on when no one is home is a safety hazard and can significantly increase electricity costs. When tenants are out of town or away for extended periods during warm months, all portable AC units or other high-power devices must be turned off. Central air conditioning may be adjusted as needed with Landlord guidance to maintain safe indoor conditions. Tenants are encouraged to use cooling devices responsibly while at home but must ensure that all portable cooling devices are off when leaving the property for work or travel, unless otherwise directed by the Landlord. Failure to follow these rules may result in warnings, utility charges, or lease termination for repeated violations.
