LAWN & EXTERIOR MAINTENANCE Tenant is responsible for maintaining the exterior of the property in a condition that meets both Landlord and HOA standards: Mowing/Edging: Tenant shall mow, edge, and weed the lawn at least once every [7 10] days during the growing season (March October) and as needed during winter months. Irrigation: Tenant shall ensure the lawn is watered in accordance with Hillsborough County water restrictions. Landscaping: Tenant is responsible for weeding flower beds and trimming shrubs. Major tree trimming and pressure washing of the driveway/sidewalk remain the responsibility of the Landlord. Failure to Maintain: If the Tenant fails to maintain the lawn and the HOA issues a warning, the Landlord reserves the right to hire a professional service at the Tenant's expense.
