Alterations & Improvements No painting, remodeling, or structural changes without written consent from Landlord. 7. Insurance & Liability Tenant must obtain renter's insurance with liability coverage of at least $100,000. Landlord not responsible for Tenant's personal property. 8. Default & Termination If Tenant fails to pay rent or breaches lease terms, Landlord may issue a 14-Day Notice to Pay or Vacate or other notice as required by RCW 59.18. Early termination by Tenant requires 60 days' notice and forfeiture of deposit unless otherwise agreed. 9. Entry & Inspections Landlord may enter property with 2 days' notice for inspections, repairs, or showings (24 hours in emergencies). 10. Governing Law This Lease shall be governed by the laws of Washington State.
