Close to San Mateo Public Library, San Mateo Central Park, public transportation and sought-after public schools! FAQ's: Would you consider pets? No Pets at all The pin pad by the entrance, is that a working security system? It's an alarm system from California Security. Would you be open to installing blinds/curtains in the living room, dining room & bedroom windows? No, but I'm not objecting to tenants installing them themselves but must remove them when they vacate. May they install a wall mounted TV? Yes, but must pay for paint and patch, through their deposit when they vacate. Approx $250. LANDSCAPING/PATIO Are there building landscapers who water the plants in the backyard? Are they obligated to? I have my own landscaper for the patio who I pay for (included). All other outside provided by HOA. Is there a garden service that maintains the tree and shrubs in the patio area? If so, would they need access through the unit to do so on a weekly basis? A gardener comes once a week and enters from the locked, side gate. He has a key, and a key will also be given to the tenant. Can they BBQ/grill in the backyard? Yes with a gas grill only PARKING Would you be open to leasing the 2nd parking space, or would you know any other parking spaces available to rent? / Is there any option to get another parking spot within the garage? Yes, contact the front office. They can search available parking spaces in the building Is there any guest parking? If not, how hard is it for guests to park on the street? Do they need a permit for long-term street parking? No guest parking, mostly street parking. It's fairly easy to park. Library customers come and go throughout the day. For long-term parking, go to City Hall and provide a Driver's License. They will give you a plaque to place on your car. GYM How often does the gym get cleaned? 3 times a week. There are also disinfectant sprays present. Not many people use the gym. What are the hours that the gym can be used? It's open all day but needs to be vacant when the cleaning service arrives PRIMARY BATHROOM In the primary bathroom, can you tell us what the "Set Time" & "Start/Stop" buttons do? There is a "spa" jets feature in the tub Is it heated? Hot water, like a regular bathtub. Are there any footsteps sounds/noise from the unit above? Not that I know of. Can they use the fireplace? Yes. It is a working wood burning fireplace. Was this unit a rental in the past or did the owners live there and for how long? I purchased it a year and a half ago. Totally renovated, gutted, and remodeled the unit then rented it to 1 single tenant. LONG TERM LEASE Are they open to a long term lease for 2 or more years? Yes, based on application and residential history. If they could extend the 12 month lease, would the monthly rent go up? Yes, rent would increase annually per the CPI. Are they looking to sell in the next few years? No plans to UTILITIES Do the owners pay the HOA fees and if so, does it cover garbage or any utilities? No Water bill. Tenants would cover electricity / PG&E / Internet Who covers the electricity bill? Tenant per PG&E Rules on noise/sound? Per HOA, there are timeframes allotted for construction/installation noise. Everyone is usually home by 8:00pm. The building goes quiet after 10:00pm. Is there A/C? Yes, the HVAC is located at the left closet in the entryway. Where are deliveries/packages usually stored? The front office takes all packages with unit # and gives them to tenant/owner when they pick up mail. Security + 1st Month + Last Month
