The premises will be cleared of all personal items and pet droppings (if applicable). C. Security deposit and other deposits will be refunded within 10 business days with a list of anything that was deducted from the deposits. 22. Tenant is responsible for all utilities. 23. Landlord is responsible for maintenance on most appliances installed in the home. Tenant is responsible to return the appliances in a working condition and as clean as when they signed the agreement. 24. Any repairs that are needed have a $100 deductible meaning that the tenant pays the first $100 and Landlord covers the remainder. 25. Tenants must keep the premises (inside and outside) clean and sanitary at all times. Absolutely no HOARDING. 26. Tenants will pay a monthly pest treatment fee and will provide access to the pest company monthly for outside spraying to avoid pests inside and termites. If bedbugs are found inside, the tenant is responsible for paying the cost to heat treat the home and the 18 months of pest spraying that follows. 27. Tenant is not permitted to paint or change the house in anyway without express written permission of the landlord. 28.
