The dog must meet the Landlord and show good manners before this application will be processed. o No smoking anything (including marijuana, candles and Vaping) inside the unit. This includes guests. Butts MUST be put in receptacle outside the unit. o Proof of Renter's insurance is required. o Yard care and snow removal, is the tenant's responsibility. o Positive identification with a picture will be required at the time application is submitted. Income/Credit Requirements o Net monthly household income must be equal or greater than three (3) times the stated monthly rent. o Open checking account at a local bank or credit union. o All income must be from a verifiable source. Unverifiable income will not be considered. o Self-employed applicants will be required to show proof of income through copies of the previous year's tax return. o Applicant must exhibit a responsible financial life. Credit score must be a minimum of 650. o Identifiable outstanding landlord debt will result in the denial of the application. Public Records o A background check will be conducted on all applicants over 18. Applicant's background must exhibit a pattern of responsibility.
