    What's special

    This unit was recently remodeled with new bathroom bedroom carpets and completely repainted. I require a completed application including a credit and background check from all tenants. Zillow's application process will has all the necessary steps. I can deal with some pets but there is a 25 a month fee for pets. If you have pets I will discuss that with you prior to applying. If your application is accepted the fee will be taken off the first months rent. Here is a copy of my rental contract. If yes, please list Dog or Cat and how many. _______________________________________________________________________________ We the undersigned tenants make application to rent the property, owned by H&H Enterprises, located in Garnett, Ks. The rental is to be used only as a residence for _____ adults and _____ children. There will be no sub-renting nor substitution of renters without the owners approval. Any person not listed on this lease, living at the property for more than 2 weeks must be approved by the landlord and a new lease must be signed. IF THE APPLICATION IS ACCEPTED, WE AGREE TO THE FOLLOWING: To pay the sum of ___$575______ per month. Said rent is due on, or before the first of each month. Late payments will be charged an additional $25 per week. If the tenant has pets, an additional $25 per month will be added to the per month rent. All pets must be approved with the owner. Rent will be deposited at Goppert State Service Bank with the provided deposit slips. All utilities are to be in the tenants name and are to be kept paid in full. A deposit of $500 is required prior to possession. The deposit will be returned if all provisions of this lease are met, and the property is left undamaged, clean, and in rentable condition as determined by the owner. The Landlord will provide basic lawn care including mowing and trimming. The Tenant agrees to keep the yard clean and free of obstacles, trash, debris, or any other thing that will obstruct the yard mowing services. The Tenant agrees to keep all vehicles in the garage, driveway or on the street. Vehicles may not be parked on the grass or stored in the backyard. CPI Increase: Effective as of each anniversary date of the commencement of this lease, the Base Rent shall be increased to equal the sum of (i) the Base Rent as specified in the Basic Lease Information plus $10 per month. Tenants agree to give at least 30 days notice before leaving. Failure to give full and complete notice shall result in forfeiture of deposit. Tenants agree to vacate the premises within ten (10) days after being notified in writing due to non-payment of rent, any illegal activity, multiple complaints of neighbors, or breach of this agreement for any other reason prudent by the owner. Tenant accepts the premises in its present condition as suitable and agrees not to alter the premises in any way (including painting) without prior consent of the owner. Tenant may use any appliances left on the property, but understands that they are not provided by the landlord. Repairs or replacement are the responsibility of the tenant. Including refrigerator, stove, washer and dryer. Tenant is responsible for and agrees to pay for any damage caused by tenant's neglect as determined by the owner, and to maintain the property in good condition, including keeping the yard mowed, clean and picked up. Tenant agrees not to use this property for any illegal purposes. Tenant agrees to permit the owner to enter the rental property at reasonable times to show the unit for rent during the last thirty (30) days of occupancy, and at any time to make necessary repairs, or in case of emergency. It is expressly understood and agreed that the owner of the premises is not Iiable for damages or any injury to tenant, his family, his guests, or to his family's property from whatever cause arising from the occupancy of said premises by the tenant or his family. Any loss is the responsibility of the tenant. It is advised that the tenant purchase renters Insurance from an agent of your choice. The landlord will insure only the structure. The tenant hereby gives the owner, in addition to the lien given by law, a lien upon all property situated upon the said premises, including furniture and household furnishings, whether said property is from execution or not, for the rent agreed to be paid here under, for any damage caused by tenant or tenant's family, and for court costs and attorney's fees incurred in the term thereof. AII vehicles left after the final day of occupancy wiII be charged a storage fee of $10 per day. The violation of any of the conditions of this agreement shall be cause for eviction from said premises. Tenants agree to pay all costs of such action, including remaining funds owed, all court costs and attorney fees.
