Utilities: Lessee shall be solely responsible for and shall pay for all utilities supplied to the Premises, including but not limited to electricity, gas, water, sewer, trash removal, internet service, and cable television. Lessee shall be responsible for establishing and maintaining all utility accounts in their name. Homeowners Association (HOA) Fees: Lessor shall be solely responsible for the timely payment of any and all Homeowners Association (HOA) fees, dues, or assessments associated with the Premises for the duration of the lease term. Lessee agrees to abide by all HOA covenants, conditions, and restrictions. A copy of the HOA rules will be provided.
