Lease violations that will lead to immediate termination include, nonpayment of rent, subletting and unauthorized person, Illegal activity, significant property damage, and repeated lease violations. Landlord will give out 30-day notice to vacate, after renter will have 30-days to notify sheriff/local authorities in order to acquire personal belongings. Maximum occupancy is 4 people only. Renter will also be subjected to HOA policies, and all adult renters will be subjected to background checks, income, and employment verification. Guests are permitted for temporary visits. Any guest staying more than fourteen (14) consecutive days or more than thirty (30) cumulative days during any 6 months period shall be considered an additional occupant and must obtain the Landlord's written approval. Any occupancy beyond the Lease expiration date without Landlord's prior written consent shall constitute a Holdover Tenancy. During any Holdover Tenancy, Tenant shall pay holdover rent equal to two hundred percent (200%) of the monthly rental rate then in effect, prorated on a daily basis from the first day of holdover occupancy until possession is surrendered to Landlord. In addition to holdover rent, Tenant shall be responsible for any actual damages incurred as a result of the holdover, including lost rental income, reasonable attorney fees, court costs, administrative expenses, and other costs permitted by applicable law. Possession shall not be considered surrendered after 30-days of eviction notice. Acceptance of holdover rent or any partial payment shall not constitute a renewal of this Lease or to create a month-to-month tenancy, waive any Lease violation, or waive Landlord's right to recover possession through lawful legal proceedings. A 30-day written notice is required to renew or vacate the lease. Rent is late after 7-days and none-payment after 30-days is considered abandonment.
