Grand Panama is a fantastic property in Panama City Beach. Our unit is in the 3 stack which is one of 12 properties out of 300 that have an extra large balcony with a westerly view which is great for sunsets and local fireworks. Looking at the front of the building the two rows of units that protrude forward are the 3 stack and 7 stack. The protrusion is the extra large balcony space. We have recently replaced the HVAC, Water Heater, W/D, and range. See the link URL to see pictures of the unit. Grand Panama is fully owned by the residents with deeded beach access. Why this is important, is that we control our destiny. Several other condo buildings are still obligated to the developers for monthly rental of pools and other amenities. Also, there are condo buildings without deeded access to the beach which means the city leases the space in front of the building and you have to fight to find beach space. Grand Panama leases the space on the beach and the money is used to offset the HOA costs. Also, owners and the beach service group work together to make it an enjoyable win-win. Financing at some of the developments can be tricky if the developers are still involved or they manage the on-site rentals. Will pay 3% to agent bringing buyer that completes sale.
