Lets start off with this disclaimer... there will be NO smoking, no excessive drinking or drunkenness, no tobacco use, no vaping, no drugs whatsoever, no parties or anything even close to that at this property. Having a beer or two is okay, but there will be NO drama from the renters of this house. We'd much rather it sit vacant and un-rented than have someone who breaks any of the above rules. This property will ONLY be rented to someone who intends to be quiet and a good neighbor to the other renters on this road. We own EVERY other house on this road and please do not bother contacting us unless you intend to pay on time every month and follow ALL of the terms of the lease. And paying on time means paying in full on the actual due date. This house needs A LOT of work and we mean A LOT It will be rented AS-IS! Renter will be the one to make ALL improvements It needs more than just cosmetic work...plumbing, electric, etc. The only photo currently on this listing is one of the river down the hill from this cabin (on our land). We are requiring ALL potential renters to drive by this cabin BEFORE we will show the inside to you. Please be respectful when you drive-by... we own all of the other cabins on this road and we have renters in them and they have pets and kids so please drive slowly. This cabin is very very old and needs A LOT of work. And we mean A LOT of work. Any renter will be REQUIRED to have experience in remodeling in order to be approved to rent this cabin. This cabin is priced so low to allow the renter time to fix it up. We can do this rental rate for up to a year, and most likely even two years if work is being done on the property (maybe even longer for the right renter). We are open to allowing someone to live in another property of ours or our 32' RV while this cabin is cleaned out and made ready to move-in. Cleaning out the cabin will be the responsibility of the renter. The outside will need to be cleaned up first. And then the unfinished basement would need to be cleaned out next. Please know that we have bought other cabins that looked like this and were this rough... and the others are now fixed up and super nice... so we are looking for the right person who wants to tackle this cabin while they live there. There are currently no photos for this cabin, but we hope to have some listed in the next few weeks. The third bedroom is a large upstairs area which will need a lot of work done to it. This cabin is very ugly right now, and you will need to be willing to clean it out both inside (before you can move-in) and outside. No smoking or vaping under any circumstances. Meaning no smoking either inside or outside or anywhere on the property will be permitted. This includes family and any guests who visit too. No loud renters or parties under any circumstances. So we want someone who is looking for a place of solitude and rest... who enjoys the quiet of the woods and will be respectful of neighbors and the wildlife in the area as well. This property is extremely cheap because of how much work it needs... again, it needs lots of work. We are NOT kidding... it needs A LOT of work! You MUST be a contractor or have a great deal of experience in order to be approved to rent this cabin, so please don't email about it if you are just looking for something cheap. Month to month lease to start until good payment history is established.
