Application and background check required. - The lease term is a fixed period of 6 months to 1 year. Upon the expiration of the fixed term, the renter may renew the lease or transition to a month-to-month arrangement with prior agreement from the landlord. - Monthly rent is $900, payable in advance on or before the first day of each month. Rent must be paid via ACH Transfer or Cash. Rent includes utilities: water, electricity, trash removal, and internet. - A refundable security deposit of $500 is required upon signing the lease. The deposit will be returned within 30 days after the tenant vacates the property, minus any deductions for damages, unpaid rent, or excessive wear. - Tenant is required to obtain renters insurance. - The premises are to be occupied by the renter only. No subletting or additional occupants are allowed without prior written consent from the landlord. - No pets are allowed on the premises. Please note that pets already reside on the property and should be respected. -No smoking indoors. - The tenant is responsible for maintaining cleanliness and notifying the landlord promptly of any required repairs. Damages caused by the tenant beyond normal wear and tear will be deducted from the security deposit. - The tenant must respect existing pets in the home and avoid behaviors that could distress them. The tenant will not be expected to take care of the pets. - The tenant must notify the landlord at least 30 days before the lease expiration if they intend to renew or transition to a month-to-month lease. Month-to-month arrangements are subject to the landlord's approval and may involve a rent adjustment. - The landlord or tenant may terminate the lease with at least 60 days written notice. Early termination by the tenant may incur penalties unless otherwise agreed upon. - The landlord will provide at least 24 hours' notice before entering the tenant's private rooms, except in emergencies. - The tenant must comply with all local, state, and federal laws while residing on the property.
