MINOR MAINTENANCE AND TENANT RESPONSIBILITIES: Tenant, at Tenant's expense, is responsible for routine maintenance and minor household items costing $100 or less per occurrence, including replacement of light bulbs, HVAC filters, smoke detector batteries where permitted by law, and other ordinary consumable maintenance items. Tenant is also responsible for clearing stoppages or clogs in toilets, sinks, and drains when caused by Tenant, occupants, guests, or improper use. Tenant is responsible for the full cost of any repair or damage, regardless of amount, caused by the negligence, misuse, abuse, or intentional conduct of Tenant, occupants, guests, or pets. This provision does not require Tenant to pay for or perform any repair or condition that is the Landlord's responsibility under applicable law, including a condition that materially affects the physical health or safety of an ordinary tenant. Tenant must promptly notify Landlord of any condition requiring repair or that could result in additional damage to the Property.
