Lease Term The lease term shall begin on a mutually agreed upon date in June 2026 and shall continue for a period of twelve (12) months, unless terminated earlier in accordance with the terms of this agreement. 2. Rent Tenant agrees to pay monthly rent in the amount of $2,700, due on the first (1st) day of each month. Tenant shall be provided a ten (10) day grace period. Rent shall be considered late if it is not received by the end of the tenth (10th) day of the month. If rent remains unpaid after the grace period, the landlord may charge a late fee equal to five percent (5%) of the overdue rent. Repeated late payments may be considered a violation of this lease agreement. 3. Security Deposit Tenant shall pay a security deposit of $1,000 at the time of lease signing. The security deposit may be used to cover unpaid rent, damages beyond normal wear and tear, excessive cleaning, missing items, or repairs required due to tenant negligence. The security deposit may not be used as payment for the final month's rent. If damages exceed the amount of the security deposit, the tenant agrees to pay the remaining balance owed for repairs or cleaning. 4. Utilities Tenant shall be responsible for payment of electricity, gas, and water utilities. Rent includes high-speed fiber internet service (up to 2-Gig), trash service, lawn care, and HOA-managed snow removal. Internet service is provided as a convenience and service interruptions caused by the provider are outside the control of the landlord. 5. Maintenance Items Provided The landlord will provide water softener salt and furnace filters during the lease term. Tenant agrees to install furnace filters when provided and to maintain the home in good condition. Tenant agrees to promptly notify the landlord of any maintenance issues including leaks, plumbing problems, HVAC malfunctions, appliance failures, or any other condition that could cause damage if left unaddressed. Failure to report such issues in a timely manner may make the tenant responsible for resulting damages. 6. Snow Removal Snow removal services are provided through the Homeowners Association (HOA) when snowfall accumulation reaches 1.5 inches or greater. When snowfall does not meet this threshold, tenants may be responsible for clearing minor snow accumulation themselves. 7. Parking The property includes a two-car attached garage and private driveway for tenant parking. Guest parking areas are available within the community. Street parking is not permitted in accordance with HOA and city regulations. 8. Smart Home and Installed Equipment The property contains smart home and installed systems including, but not limited to, smart locks, a smart thermostat, garage door opener, EV charger, humidifier, and water softener. Tenants shall not modify, remove, reprogram, or replace these systems without prior approval from the landlord. Right of Entry The landlord may enter the property with reasonable notice to perform inspections, repairs, maintenance, or to show the property to prospective tenants, buyers, or contractors. Except in emergencies, the landlord will typically provide at least 24 hours notice prior to entry. In the event of an emergency that threatens safety or property damage, the landlord may enter without prior notice as permitted by law. 18. Subleasing and Unauthorized Occupants Subleasing, short-term rentals (including Airbnb or similar services), or allowing occupants not listed on the lease to reside at the property is not permitted without written approval from the landlord.
