    What's special

    This is understandably a "make me move" price. No, I don't want an agent. I'm not motivated to negotiate very much but just wanted to see if I have any takers. It's a great big lot at the southeast corner of 13th and Ivanhoe Street. No alley in back. The garage faces 13th Street. I've done quite a bit of work to fix the place up. The lawn is a work in progress. It has a brand new roof. I replaced the attic fan since it didn't work. It doesn't have central A/C but it stays very comfortable most of the summer. It does have a window swamp cooler which is all I've needed to keep it comfortable. There's also a window A/C unit for the master bedroom. All the exterior locks are August smart locks. Almost all of the light switches are Wemo smart switches.
