The tenant must provide a copy of the renter's Insurance that states liability insurance of $480k before receiving the keys. We collect a security deposit, prorated rent (if necessary), first-month rent, and pet deposit within two business days upon execution of the lease. The security deposit is one month's rent. The Landlord will only accept electronic payments or cashier's checks. The listing will remain active until the lease contract; all deposits and rent are collected. Non-smokers only. The owner will not accept Section 8 or any government vouchers. A maximum of two pets are allowed, no aggressive breeds are allowed, and a weight limit applies. There will be a $25.00 pet fee and a $350 nonrefundable pet deposit for each pet. All applicants must have a good credit score, a clean background, and no evictions or bankruptcies in the past. Once we have received your tenant's application, we will forward it to the Landlord for you to review. If the Landlord approves the application, we will notify you and send your tenant a link to go online, pay the $43.00 fee, and authorize the background and credit checks. The Landlord will then review the credit & background reports and let us know if they want to proceed with the lease. We will notify you and send you a copy of the lease for your tenant to review.
