Legal action may be taken for any unpaid or fraudulent checks. Utilities: Tenant shall be solely responsible for all utility charges, including but not limited to water, gas, electricity, trash, internet, and cable. Tenant agrees to maintain all utility accounts in their name and must transfer all applicable utility services into their name within 72 hours of the lease start date. Failure to do so may be considered a lease violation and subject to daily fines or further action. Tenant is also responsible for any reconnection fees or damages caused by utility interruption due to non-payment or delay. Smoking inside the house is also not permitted. Smoking is allowed on the property as long as it is not within the walls of the house.
