Selection criteria for screening tenants: 1. Employment History. Tenant must provide two most recent paystubs and employer reference to confirm steady employment. 2. Income. Tenant must show that current income (before taxes) is at least 3X rent. 3. Credit History. Credit report must show consistent record of on-time payments. No charge-offs, unpaid debts, or history of delinquent payments. Minimum credit score 680. 4. Rental History. Tenant must demonstrate excellent track record in on-time rent payments, keeping their residence in good condition and free of damage, and have no evictions or broken leases. 5. Good Neighbor History. Tenant must provide landlord and personal references who will give favorable recommendations, specifically about cleanliness, cooperative attitude, and demonstrated ability to be a good neighbor.
