    This beautiful townhome was built in 2022. It has 4 bedrooms, 2.5 baths, living and dining room, kitchen, upstairs loft and a walk-in closet in the master bedroom. The home location is absolutely ideal. It is approximately a 2 min drive from gas stations, grocery stores, fast food restaurants, coffee shops, car washes, the YMCA, and Green High School. The HOA fees, which will be paid by the owner, will cover landscaping and snow plowing. The tenant will be responsible for utilities except for the HOA fees. The tenant is responsible for all utilities except for the HOA fees. The utilities include gas, electric, trash and sanitation. There will be no smoking or pets with the exception of cats. If the tenant has a cat, there will be an additional monthly pet fee of $25, this fee is non-refundable at move-out. The tenant may terminate this lease agreement before the expiration date by giving the landlord a written notice of at least 30 days and paying a termination fee equivalent to two months' rent due upon move-out date. Any issues with appliances should be reported to the landlord as it is not the tenant's responsibility. If the landlord needs to enter the home for any repairs there will be a 24-hour notice. Every adult who lives in the rental unit, including both members of a married or unmarried couple, should be named as tenants and sign the lease or rental agreement. Only the tenants who have signed the lease and their minor children may reside in the home. The rent of $2400 is due on the 1st of every month. A late fee of $30 will be assessed if rent is not paid by the 3rd of each month and an additional $5 per day after the 5th day of the month. A security deposit of $2400 is required and will be used for any repairs and replacements the owner might need to make once the tenant moves out, this includes painting. It is the tenant's responsibility to keep the rental premises clean and sanitary and to pay for any damage caused by his or her abuse or neglect. No alterations are permitted to be made to the home by the tenant. Please refrain from disruptive behavior, smoking, excessive noise or illegal activity. The lease can be terminated if these rules are not followed.
