Beautiful, original 1" pine hardwood floors in mint condition. Replaced all but one of the original windows in 2006 with double pane, super nice storm / energy efficient windows. Heating and cooling bills were reduced considerably with the new windows. This was an $8,000 investment. Replaced the roof 7/9/2013 with new rubberized TPO material - top of the line industrial grade roofing. Added 2" of insulation board to the roof. Roof is white to reflect heat - the house will be much more energy efficient with the new roof and insulation. Also added new gutters and replaced the fascia. The new roof, a $13k investment that would have never been covered by insurance (the old tar and gravel was worn out, not hail damaged), enhances the value of the home considerably. In 2012, replaced the sewer line (a $12k uninsured liability that has now been corrected). Sewer line goes to the backyard easement, so it was considerably more expensive than going to the street, where the sewer line is for most homes. The original clay sewer pipe had collapsed and come disconnected from the main line. That was all fixed in 2012 with modern plumbing. If you buy a house in this area, be sure to check the sewer pipe. I would not recommend buying in this area unless the pipe has been replaced / updated. Or if you do buy, make sure you are budgeting to make this investment eventually.
