It is completely furnished with an oven, refrigerator, dishwasher along with a stackable washer and dryer. It is very close to the Spokane Valley Mall along with easy access to I-90. This is a studio apartment with garage door access. Owner pays for water, sewer and will have to split the electric bill between upper and lower unit, which will be reimbursed for the electric bill within 5 days of receiving statement. The lease will be a 12 month lease. We will have you fill out a credit application along with a rental criteria. The credit application runs $50. Tenant is to pay for garbage. Our criteria for rental applicants: CRITERIA FOR RENTAL APPLICANTS Rental History o No evictions in the past 7 years. o Must be over 18 to sign the lease. o Rent paid in full on time every month. o No record of damages to rental property or unpaid utilities. o Good references from at least two previous verifiable landlords. o Previous home ownership (if applicable) will be verified from mortgage company or bank. o The application will be denied if rental history demonstrates noise or other serious complaints. General Information o No more than 1 small-medium size dog. Pet deposit is $500.00/animal. The dog must not be a mix of Pitbull, German Shepard, Rottweiler, Doberman Pincher or any other breed known to be vicious. The dog must meet the Landlord and show good manners before this application will be processed. o No smoking anything (including marijuana, candles and Vaping) inside the unit. This includes guests. Butts MUST be put in receptacle outside the unit. o Proof of Renter's insurance is required. o Yard care and snow removal, is the tenant's responsibility. o Positive identification with a picture will be required at the time application is submitted. Income/Credit Requirements o Net monthly household income must be equal or greater than three (3) times the stated monthly rent. o Open checking account at a local bank or credit union. o All income must be from a verifiable source. Unverifiable income will not be considered. o Self-employed applicants will be required to show proof of income through copies of the previous year's tax return. o Applicant must exhibit a responsible financial life. Credit score must be a minimum of 650. o Identifiable outstanding landlord debt will result in the denial of the application. Public Records o A background check will be conducted on all applicants over 18. Applicant's background must exhibit a pattern of responsibility.
