There is an HOA management company that will respond to requests from residents (for example - remove a bee hive). The renter pays for electric and natural gas. The renter will sign up for Centerpoint Home Service Plus for the repair plan on appliances. The cost of this program can be deducted from the rent. This allows for repairs to be quickly made through the utility without having to contact property management. Dogs and cats are allowed. There is a nonrefundable Pet Deposit of $100 (total, not per individual pet). Pet rent is $25 per cat or dog, with a maximum of 3. Other animals need permission. Dogs should be registered with the City of Apple Valley by the time the rental period begins. No tobacco smoking. The lease duration is a minimum of 12 months, and goes month to month after. Notice of vacancy is a one month minimum. Rent must end on the last day of the month, and requested the month prior. For example, ending on July 31st requires notice by June 30. The renter will replace the air filters on the furnace (supplied at no cost). The renter will add rock salt in water softener (supplied at no cost - unless there are physical restraints). 1 vehicle can park in the garage (there is storage shelving in the other half of the garage). 2 vehicles may park in the driveway. No parking on HOA streets. There is a parking lot for visitors, and additional parking on Apple Valley streets. No visitor stays for over two weeks without approval. Small repairs like lightbulb changes will be repaired by the renter, with the material cost being deducted in the rent after a receipt is submitted. Rent is due on the 1st of the month. Rent is late beginning the 6th of the month. Each month of late rent is $200, or 8% of the total late rent per state statute. HOA rules should be followed. Chest Freezer available to rent for an additional $10/month.
