    This is a quiet, private gated townhouse in the foothills of Draper. With 3,000 sq. ft. split between two floors, this 4 bedroom, 3 full bath has large rooms and 10 ft ceilings up and down. The upstairs was recently remodeled with real wood veneer floors, updated trim and grey-toned paint. It includes a master bedroom / bath with a large walk-In closet, jetted tub and custom shower. There is also a full second bathroom, a large office with French doors, and a kitchen, dining & living room area with fireplace upstairs. There are two doors to the large outside 28-foot deck. The deck is surrounded by leaves from the trees below and has a limited view into the valley. The double garage has a entrance into the kitchen. There are 5 electronic blinds for the 2 deck doors and upstairs windows that can be run on an app on your phone. The downstairs has 3 bedrooms,1 bath and a large living room. Two of the bedrooms have walk-in closets and the third is framed for a closet. The flooring is a darker LVP flooring with a weathered feel to it. The 10 foot ceiling and walk out entry makes it feel roomy. The townhouse is in a HOA and rent includes the HOA fees which cover exterior insurance, garbage removal, road snow removal, a rentable clubhouse, landscape maintenance and best of all, a gated entrance. Inside renters insurance will be needed. HOA governance is strictly enforced with no parking on the street overnight, no outside storage besides deck furniture and noise ordinances. Part of the contract is adhering to the HOA covenants. This is a very clean, well maintained community with great neighbors. There are no homes on the opposite side of the street but neighbors behind. A big bonus is that there is a trailhead across the street that leads to the extensive Draper City Corner Canyon trail system for hiking, biking and running. The trail system is the biggest in the state and ties into other city's trails and mountain trails. There is also a water softener, storage racks in the garage and storage under the stairs. There is some furniture and washer / dryer in the pictures. None of it is included. We ask that you fill out a Zillow Application to be considered in renting. No smoking in or on the property. No pets, no exceptions (sorry). The HOA covenants state that there is no overnight parking on the streets, which is enforced. It actually keeps the neighbor really nice. Must adhere to HOA covenants. Renter responsible for any damage and fixing normal daily living repairs. Renter responsible for all utilities except garbage. 12 month minimum lease.
