GUEST POLICY Guests may not stay for more than 7 consecutive days or 14 total days within any 12 month period without prior written approval from the landlord. UTILITIES & MAINTENANCE Standard Long Term Leases: Tenant responsible for gas, electricity, water/sewer, security system, and yard maintenance. Tenant is responsible for routine yard care, minor repairs up to $100, and maintaining property in clean condition. Short Term & Corporate Stays (Furnished): Utilities may be included as an optional situational package (electricity, water, gas, internet, trash service, lawn care). Usage caps apply; overages billed at cost. CLEANING FEE: A one time cleaning fee is required for all short term and corporate stays. This fee covers professional turnover cleaning, sanitation, and linen reset. Long term leases do not have monthly cleaning fees; a situational move out fee may apply if excessive cleaning is needed. RENTER INSURANCE: Renters insurance is required for all tenants. Corporate clients may provide a certificate of coverage in lieu of individual policies.
