House Rules & Policies Pets: dogs only, 50 lbs or less, 2-dog maximum. Pet fee: $250 per pet, per month. Guests must clean up after pets; animals may not be left inside alone unless crated (crate not supplied) and are not allowed on furniture. Smoking: Absolutely no smoking, vaping, or marijuana use. A $500 fee applies if smoking is detected, and guests will be immediately removed with their stay forfeited. No parties allowed hosting a party is grounds for immediate removal with no refund. Damage waiver: $150/month, non-refundable. Deposit options: Low deposit option $1,500 (non-refundable) + damage waiver ($150/month, non-refundable) or standard refundable deposit $3,500. Local compliance: signed rental agreement and ID verification are required. Required cleaning: A mid-stay clean is required during monthly stays, billed to the renter at $200. An exit clean is required at checkout, billed to the renter at $250. The home receives regular pest-control treatments, but occasional encounters are possible. Occupancy, pets & conduct Occupancy is limited to a maximum of 8 individuals. Violating this allows the owner to expel the entire party without refund. No disturbing, annoying, or endangering neighbors (e.g., fireworks); no unlawful use of the premises. Pets: dogs only, 50 lbs or less, 2-dog maximum. Pet fee: $250 per pet, per month. Guests must clean up after pets; animals may not be left inside alone unless crated (crate not supplied) and are not allowed on furniture. No smoking permitted in the house violation results in automatic eviction and forfeiture of deposit and rent. Renter is responsible for damages to furnishings, household items, or the pool, plus any cleaning fees exceeding $100 caused by their stay. No subletting or assignment of the lease without the owner's prior written consent. The property is rented furnished as-is; the owner will make reasonable repair efforts but does not guarantee equipment function and does not offer rate adjustments or refunds for equipment/appliance failures. Cancellation policy Full refund: cancellation at least 30 days before check-in. Grace period: full refund if cancelled within 48 hours of booking, provided it's at least 14 days before check-in. Partial refund: 50% of all nights if cancelled 7 30 days before check-in. No refund: cancellations less than 7 days before check-in.
