Tenant agrees to provide Landlord with copies of any utility bills upon request. Landlord shall have no responsibility or liability for any interruption or failure of any utility or service, regardless of the cause, and Tenant shall not be entitled to any rent abatement or other remedy as a result thereof, except as may be required by applicable law. If any utility or service listed above is inadvertently billed to Landlord, Tenant shall reimburse Landlord for the full amount of such charges within 10 days of Landlord's written demand, along with any late fees or penalties incurred. Additional Notes / Optional Clauses (add as needed): Landscaping Details: Tenant shall keep the lawn, shrubs, trees, and all exterior areas in a neat, clean, and orderly condition consistent with the standards of the neighborhood. Tenant shall perform all necessary landscaping maintenance at Tenant's sole expense, including but not limited to regular mowing (minimum once per week during growing season), trimming, fertilizing, pest control, and irrigation system maintenance (if present). Tenant shall not remove, damage, or alter any existing landscaping without Landlord's prior written consent. Snow Removal (if in a cold climate like Chicago): Tenant is responsible for promptly clearing snow and ice from all sidewalks, driveways, and walkways to prevent hazardous conditions. Utility Setup: Tenant shall arrange for transfer of all listed utility accounts into Tenant's name prior to or on the Lease Commencement Date. Failure to do so shall constitute a material breach of the Lease. Final Readings / Move-Out: Upon termination of the Lease, Tenant shall provide Landlord with final meter readings and proof of final payment for all utilities. Tenant shall be responsible for any outstanding balances or charges incurred up to the date Tenant vacates the premises.
