BOOKING CONFIRMATION & LONG-TERM RENTAL AGREEMENT This Long-Term Rental Agreement (the "Agreement") is made by and between Basecamp Properties ("Homeowner") and _Listed below_("Guest") as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows" 1. Property. The exact rental property address will be provided within 30 days of the rental start date the property is located on: Crestview Way, Woodland Park, Colorado 80863. The property is furnished and includes three bedrooms, one loft area, one great room, dining area, kitchen, artwork on the walls and decorative items, refrigerator, stove top, oven, dishwasher, washer, dryer, some workout equipment in the garage. It also includes 2 televisions, vacuum cleaner, cleaning broom, etc., linens, towels, dishes, cutlery, utensils, kitchenware and patio furniture. 2. Rental Party. The rental party (Guests) shall consist of: Only Guests listed, not to exceed 8 unless agreed in advance. All guests must be listed and registered below. Currency. All dollar amounts are expressed in U.S. Dollars 3. Maximum Occupancy: The maximum number of guests is limited to __8__persons. Any additional overnight guests are only permitted with the approval of the homeowner, please contact the owner as we will work with you on this. 4. Wear and Tear: All guests are to exercise caution with any and all items provided on the premises. Guests are not to utilize furnishings with wet/soiled clothing/sun tan lotions, etc. that will stain or damage cloth, leather and/or any other material. Items provided are only to be used as intended. Please do not alter or remove any items from the property. Guests also acknowledge that some items may be more expensive than others and in the event that an item is damaged (exceeding the cost of the damage protection and/or security deposit, that the guest will be liable for additional cost to replace it and that the managing agent or homeowner will be allowed to charge the credit card on file. 5. Utilities. The owner is responsible for providing and paying for reasonable use of utilities including electricity, water, sewer, natural gas, basic television and high-speed wireless internet access. The guest acknowledges that any costs associated with additional or enhanced services are for the account of the guest only, but may be arranged upon request by the Homeowner. 6. Terms of the Lease. The lease begins at 3:00 PM. MST on the "check-in date" and ends at 10:00 AM MST on the "check-out date". 7. Access. Guests shall allow Homeowner or their contractor's access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. 8. Pets. Sorry but pets are not permitted on the premises at any time. 9. Rental Cancellation Policy. If Guests wish to cancel this reservation, the Rental Deposit will be refunded as follows: 100% if cancelled 60 days prior to the Check-In Date. There is a cancellation fee of $100. 10. Monthly rental $5000 per month, plus $400 per month utility fees. 11. Payment. Acceptable payment method: Credit card for deposit, credit card or personal check for balance of payment. 12. Directions: All directions to the property and entry access information will be sent out prior to start of reservation date. 13. Rental Rules. Guests agree to abide by the Rental Rules at all times while at the property and shall cause all members of the rental party and anyone else that Guests permit on the property to abide by the following rules at all times while at the property. a. No smoking is allowed whatsoever inside the home, garage or any other place on the property. If smoking is seen by neighbors, security or the managing agent, Guest will be charged an additional $1,000.00 cleaning fee plus any additional costs including, but not limited to, washing the walls, cleaning upholstery/drapery/window coverings and bedding. b. People other than those in the Guest party set forth on the signature page may not stay overnight in the property. c. The homeowners are not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this rental agreement, and occupying the rental home, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises and of others who Guests invite to use the premises. d. Guests are to keep the property and all furnishings in good order e. Only use appliances for their intended use f. If the premises appear dirty or damaged in any way upon Check-In, Guest shall inform Homeowner immediately. (This should never happen as housecleaner is excellent.) I/we agree that all rental monies are only refundable as per cancellation policy as stated above. I/we acknowledge that I/we have been advised to have or obtain travel insurance. Acceptance: All guests agree to all terms and conditions named above. Violations of any of the above will terminate the rental agreement and guest will be liable for including, but not limited to, sheriff costs, court costs, or attorney fees to enforce termination of contract or eviction from the property. All guests 18 and over must be listed and must sign and date this document. Guests under the age of 18 will need to be listed and have the responsible party sign on their behalf and list their age. The parties agree to the terms of this Long-Term Rental Agreement, as evidenced by the signatures set forth below.
