There is already a renter in the other 2 bedrooms. He is a great guy and the lease will need to be signed together as a group. Available now for a one year lease. Must view before applying. 1st month's rent due at signing, along with the first part of the refundable damage deposit of $1100 and last month's rent of $1100 (which can be paid in six installments of $367 each month). Tenants pay electricity and internet directly to the service provider, and the tenant(s) of these 2 rooms pay(s) $100/month to the landlord for water/sewer/garbage ($50 per room). Below is the minimum screening criteria for applicants, which the City of Seattle requires to be listed here: The landlord will use their own Application, and not the Zillow application. Credit history and credit score requirements: Credit score of 670 or higher. Charge-offs, unpaid debts, or a history of delinquent payments may result in denial of tenancy. Application credit report fee is charged directly to the applicant by the credit agency and is approximately $50 per person, performed applicant-by-applicant, so if there is a list of people applying I won't order the background report until absolutely necessary. Income requirements The combined monthly income of all renters must be at least 3x the monthly rental amount. Most recent paycheck stub or Offer Letter must be provided as part of application. Self-employed applicants must provide proof of income by tax returns. Employment requirements Verifiable employment. Please make sure contact information for verification is up to date. Landlord will spend 24 hours trying to verify employment but then must move on to other applicants, so you may need to talk to your employer to make sure they know to respond in a timely manner to the work verification contact. Usually the landlord can just call the employer but sometimes it is more complicated. If currently receiving unemployment or alternative sources of income, verification is required. Some employers use a third party work verification company such as TheWorkNumber, and this can add additional costs. A typical reference check through TheWorkNumber is about $97. Applicant agrees to cover all actual costs for these services. Rental history requirements 2 years of verifiable residence history or home ownership will be verified through tax assessor's office and credit report. Please make sure that the contact information for previous residence history is correct. The landlord will spend no more than 24 hours attempting to contact previous residence history references. Two (2) or more 3 day notices within a 12 month period may result in denial. (In Washington State, a three (3) day notice to quit is a legal document that is utilized by a landlord/owner/property manager to instruct tenants to vacate the rental premises within three (3) days due to a breach of the lease agreement.) Two (2) or more NSF checks within a 12 month period may result in denial. Rental history reflecting any unpaid past due rent may result in denial. Rental history showing damage may result in denial. Rental history with disturbance complaints will be denied if the previous manager would not re-rent. Sex Offender Registry information We perform an individualized assessment of any adult on a county, state, or national sex offender registry to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, your age at the time of conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider. The following may result in denial Any collection filed by a property management company/landlord. Any unlawful detainer action or eviction which has been within 5 years. Any current 3 day notice. (In Washington State, a three (3) day notice to quit is a legal document that is utilized by a landlord/owner/property manager to instruct tenants to vacate the rental premises within three (3) days due to a breach of the lease agreement.) Outstanding debt to property management or landlord. Any applicant with a bankruptcy not showing as discharged until shown otherwise. Excessive collection. Intention to use the property solely as an AirBnB or other short-term rental. Each applicant 18 and older must qualify independently. Once the application has been approved by the landlord, the applicant will have 2 days to sign a formal commitment to rent, along with a deposit of 25% of the first month's rent.
