Tenant is responsible for promptly reporting any needed repairs to Landlord in writing. Tenant is responsible for any damage to the unit caused by their own negligence, misuse, or that of their guests. Landlord Responsibilities: Landlord shall maintain the property in habitable condition, including structural, plumbing, and electrical repairs, and repair or replace major appliances (refrigerator, microwave, washer/dryer) due to normal wear and tear not caused by Tenant negligence. Landlord shall ensure smoke and carbon monoxide detectors are installed and functioning.
