Check-In & Arrival Check-in time: 4:00 PM (local time) Early Check-in / Late Checkout: May be available upon request. Please confirm in advance. Online Check-In Required: All guests must complete online check-in prior to arrival. This includes ID verification and guest registration for the security gate entrance. Rental Agreement: By booking, you agree to our terms. The primary guest must be of legal age to enter into this agreement in the state of Florida. Guest Registration & Occupancy Ensure your guest count is accurate at booking. Changes should be communicated in advance. Florida fire codes prohibit occupancy by more than the number of guests listed in your reservation. Subletting, reassigning, or unauthorized sharing of the home is not allowed. House Rules & Property Care Please care for our home as you would your own. Report any damage or issues immediately so we can address them. Unauthorized events or parties may result in eviction and forfeiture of the deposit. No Smoking Policy Smoking is strictly prohibited inside the house, on the patio, and in the pool area. Violations will result in the loss of your security deposit. Pets No pets allowed. This includes day visits or overnight stays. Breakfast Option We offer breakfast for guests with advance booking. Additional fee applies. Ask us for available options! Pool & Spa Info Pool & Spa Heating: $30/day. Must be requested and paid at least 3 days before check-in. Pool and hot tub use the same heating system and must be heated together. Important: Weather conditions can affect water temperature. We do our best, but this is beyond our control. Pool Rules Use the pool and hot tub at your own risk. No glass, diving, running, or rough play allowed. Children must be supervised at all times. Please keep all doors closed to maintain indoor comfort and keep pests out. BBQ Grill Complimentary BBQ available for your use during your stay. Cleanliness Guidelines No food or colored drinks in bedrooms, on rugs, or fabric furniture. Use plasticware in outdoor or pool areas. Trash: Please bag all trash and place it in the bin on the driveway. Parking Guidelines Do not park on the grass or block sidewalks, driveways, fire hydrants, or stop signs. No RVs, slingshots, or commercial vehicles allowed in the resort. Safety & Responsibility Lock all doors whenever you leave the property. Guests are responsible for loss, breakages, or theft during their stay. The property owner is not liable for injuries, accidents, or loss of personal items. We recommend travel insurance to protect your trip. Florida Climate Notice Florida's warm climate can attract bugs. Please store food properly and avoid leaving it uncovered. Special Events & Gatherings Planning a celebration? Let us know in advance. Events must be approved. Additional fees and refundable deposit apply based on the event type and size. Security Deposit: A $8500 refundable deposit is required. This is fully refundable if there are no missing items or damages.
