Potential rental income of $800-$850 a month in each unit ( compared to current rent of $875 next door duplex that has 1 1/2 bath) Side A still has a tenant( single middle aged female) Her current is still $650 a month. She’s been with me for over nine years, I just haven’t raised her rent since she’s moved in the duplex. She is aware that I am selling the duplex, and that there’s potential increase in rent once new ownership occurs. Side B is rental ready with freshly painted walls ( including garage), shampooed carpets, clean kitchen and bathroom. The city of independence has a Rental Ready program, which requires landlord to have rental property inspected every two years.
