Home: - remodeled kitchen - remodeled bathrooms - clean carpet - freshly painted - 3-car garage - spacious outdoor deck Location: Situated in a quiet and calm cul-de-sac off of hwy 77. You are minutes away from everything Rosemount has to offer: - Tenant shall not change or add locks, or alter the house or garage without written permission of management. - There will be a $40 charge for each lost key. - Tenant is responsible for the conduct of tenant's guests. - A police call due to behavior of tenant or tenant's guests can result in eviction. - The driveway is for regularly used, functional, street legal vehicles only. Unless arrangements have been made with management, a vehicle is subject to towing at owner's expense if 1) the owner is not a tenant and is not on the premises. - There shall be no new pets in the unit without written consent of management. - There shall be no smoking in the house. If tenant is evicted or breaks the lease, the entire deposit will be forfeited. - Tenant is responsible for drain cleaning charges after the first week of occupancy. No product except toilet paper shall be flushed down the toilet. Tenant shall only use a plunger to attempt to fix a slow or stopped drain, and not pour any chemical or other drain cleaners into any stopped or slow drains. - Smoke damage is considered beyond "normal wear and tear". - Cleaning will be charged at $45/hour (typically following move-out). - There is a $40 trip charge for special trips made by management for reasons attributable to the tenant - for example but not limited to, late rent collection, tenant is locked out without key. The same trip charge applies if reasonable entry is denied to a pre-arranged appointment - for example but not limited to plumber, contractor, electrician. - There shall be no burning of candles, incense, or other items in the house. - Tenant may be charged for damage resulting from unreported issues (e.g. leaking faucet, malfunctioning toilet, broken window). - Tenant shall keep working batteries in smoke and carbon monoxide detectors. Missing or damaged detectors will result in a replacement cost fee. Tenant is responsible for light bulb and fuse replacement. - Utility bills for which tenant is responsible (electric, garbage, gas, wifi) shall be kept current and paid in full by tenant. - Notice to vacate is effective the last day of the month during which it is given. - Move-out shall take place before 12:00 PM on the last day of lease term. - The appearance of anybody residing in the house in addition to the RESIDENTS on the lease will be considered a lease violation. - Pest control - Pest control inside the unit, after the first thirty days of move-in, shall be the sole responsibility of the tenant, including prevention and remediation. This includes, but is not limited to, rodents, ants, cockroaches, and bedbugs. - Liability and Renter's insurance - Tenant understands and agrees that Landlord has no obligation to obtain insurance for Tenant including, but not limited to, liability, hazard, or contents insurance. Tenant shall, at Tenant's sole cost and expense, obtain renter's insurance covering the full value of all personal property of Tenant in the Premises, and providing liability coverage to Tenant in an amount not less than $1,000,000, which policy shall name Landlord as an additional insured. Tenant shall maintain such renter's insurance at all times during the term of this lease. Tenant shall provide a certificate of insurance to Landlord demonstrating that Tenant has procured the required insurance coverage, within ten days after the commencement of the term of this lease and within ten days after any renewal or change in such insurance coverage. - Renter(s) are expected to mow and keep the yard in good appearances. In addition, Renter(s) are responsible for snow removal - including but not limited to the property's sidewalk to the west of the house.
