Back patio opens to backyard. Tenant pays own utilities: electric, water/trash/sewer, gas, etc... Tenant to provide own refrigerator, washer and dryer. Landlord will maintain the yard, tenant responsible for watering yard. Financial Responsibility: All applicants must show a history of financial responsibility. Applicants must have a verifiable credit score of 580 or above from a credit reporting agency. A history of delinquent payments, unpaid debts and/or charge-offs may result in the application being rejected. Minimum Income: The combined gross monthly income from all applicants must be equal to or greater than three times the monthly rent. ($3,300 min) Pets / Animals: You are required to disclose in your application all pets that will reside in/on the property. Maximum pets allowed is TWO (2) and each pet will be approved on a case-by-case basis. There is a one-time pet fee per pet; $250 per pet under 30 pounds, $350 per pet over 30 pounds. No REPTILES accepted. No aggressive breed dogs. Applicants must provide a copy of pet and veterinary records showing that vaccinations are current for each pet. Rental History: Rental history must show that the tenants have paid on time, been considerate of rental property, and neighbors, and that the tenant left the property in good condition on move out. We require satisfactory references from two prior landlords or equivalent information from first-time tenants such as recommendations from teachers, transcripts, or letters from neighbors. No applicant will be approved with a recorded eviction during the previous five years. Smoking Policy: Smoking of any kind, including vaping, is strictly prohibited inside the unit. Application Needs: Your application is complete only upon our receipt of all application requirements listed below. Complete and Sign the Lease Application: Fill out and sign the lease application. By completing and signing the lease application, the Applicant(s) authorizes Betty Holt to verify credit history and run a criminal background check, as well as income verification and rental history verification. $40 application fee per applicant for credit and background check. Attach Photo Identification: All applicants must provide a legible copy of their driver's license or other government issued photo I.D. (e.g., Passport, Permanent Resident Card, Military ID etc.). Attach Income Verification Documents: To verify your income, we require: If employed by a company: Recent pay stubs to verify your monthly income and employment. Two (2) if paid twice per month or four (4) if paid weekly. Must have been employed for at least six months with same company or in same field, No temp agency. If self-employed / business owner: Most recent tax return and 6 months bank statement summary. If from pension / disability / child support / or any other benefits: (i) Court approved settlement documents and/or government benefit documentation, and (ii) 6 months bank statement summary. *Owner is a REALTOR
