There is a $48.00 non-refundable processing fee per applicant, handled through SmartMove by TransUnion. If the background check clears and you choose to move forward, this fee will be applied toward your first month's rent. Income & Employment All applicants must have a gross monthly income of at least $4,350, a reliable source of income, and a stable work history. A minimum of two years with the same employer is preferred, or verifiable self-employment income. Income verification is required. Credit & Financial History A minimum credit score of 620 is required; 680+ is preferred. Applicants with significant monthly debt obligations may be subject to additional review. OOverall debt-to-income ratio is considered as part of the approval process. Eviction history and patterns of late payments will be considered as part of the overall application review. References Two landlord references are required from all applicants. A history of reliable on-time payment and good standing with previous landlords is expected. Pets Up to two pets are considered on a case-by-case basis. Pet owners will be charged an additional $25/month per pet plus a $225 non-refundable pet fee. Approved pets are subject to landlord's insurance carrier restrictions. Breeds excluded from coverage under the landlord's insurance policy will not be approved. Tenant Responsibilities Tenants are responsible for trash and recycling bins, snow removal, and yard maintenance. Utilities Heat, electric, and all charges on water bill are not included in rent and are the tenant's responsibility. Lease Term A 12-month lease is required.
