Location & Access Note Cocktails & Cacti is located in Phoenix's Encanto-Palmcroft Historic District, with convenient access to Downtown Phoenix, Encanto Park, Roosevelt Row, Banner University Medical Center, restaurants, arts, and local attractions. Guests should use care when entering or exiting from the front and watch for passing traffic. The home has fully fenced front and back outdoor spaces, gated parking, and a back alley entrance that may be convenient during your stay. Pool Heating & Cooling Pool heating and cooling are available for $75 per day, plus tax, and must be arranged for the full length of your stay. To add this amenity, please contact our Guest Experience Team after booking. Because it takes time to bring the pool to the desired temperature, requests must be made at least 72 hours before arrival. Payment is due on the day the service is activated. Lease Terms for 30+ day rentals A signed rental agreement is required before occupancy. The home may be used only as a private residence for the dates listed in the lease. * Rent may be paid in full or according to an approved monthly payment schedule. * A refundable security deposit, generally equal to one month's rent, is required. It may not be used as the final month's payment. * Utilities are included unless otherwise stated in the lease. * Additional charges may apply for booking, cleaning, trash service, approved pets, and prorated rental periods. All fees will be disclosed before signing. * Periodic professional cleanings and property inspections may be required. Inspections will be scheduled with advance notice except in emergencies. * Residents must maintain renter's insurance throughout the lease and provide proof of coverage when requested. * Pets require prior approval and may be subject to a separate pet agreement and fee. * Smoking is not permitted inside the property. * Occupancy is limited to the approved residents and guests listed in the agreement. * Subletting, transferring the lease, and unauthorized events are prohibited. * Parking arrangements vary by property and will be detailed before move-in. * Cancellation and reservation-change policies are based on the amount of notice provided. Early departure does not automatically release the resident from the remaining rent due. * Residents must promptly report maintenance concerns and return the property in clean, undamaged condition.
