Trash and HOA fees are covered by the landlord. $3,395 deposit plus first month's rent required at signing of the lease is all-inclusive of the dwelling but does not included utilities that are the sole responsibility of Tenants. Should you have pets, there is an additional refundable pet deposit of $300 for pets for basic pet related damage. Excessive damage will extend into the security deposit. There is a maximum of 2 neutered/spayed and fully potty trained pets allowed, and an additional monthly pet fee of 1.5% of the total monthly rent ($50.93/month). Pets require referral letters from previous neighbors or landlords. Once lease is signed, any new pets will require authorization before coming onto the property, but never more than 2 total pets unless authorized by Landlord.
