LEASE TERM - Minimum 1 year lease. - Tenants must renew lease agreement or provide written notice of intent to vacate 60 days before lease end date. - Failure to notify will be treated as a lease violation and may result in additional charges. UTILITIES - Tenants are responsible for all utilities including electricity, water, and internet services. - Tenants are responsible for all utilities including electricity (provided by Grayson-Collin Electric Cooperative, GCEC), water (provided by the City of Melissa), and internet service. - All accounts must be placed in the Tenant's name prior to or on the date of move-in. RENTERS INSURANCE - Renters insurance required. - Tenants are required to show proof of renters insurance throughout the entire duration of lease agreement. - Failure to maintain renters insurance is a lease violation. PROPERTY RULES - No satellite dishes are permitted on the property. - No smoking is permitted anywhere inside the home. - Tenants are responsible for all pest control. - No subletting or assignment of this lease is permitted without the prior written consent of the Landlord. - Only the persons listed on this lease agreement are authorized to occupy the premises. Any unauthorized occupants are grounds for immediate lease termination. HOA COMPLIANCE - Tenants are responsible for reading and complying with all HOA rules and regulations. - Any fines or violations issued by the HOA as a result of Tenant's actions or negligence will be the sole financial responsibility of the Tenant. LANDLORD RESPONSIBILITIES - Landlord will replace HVAC/AC filters every 6 months at the Landlord's expense. - Landlord will be responsible for all landscaping and yard maintenance. INSPECTIONS - The Landlord reserves the right to inspect the property at any time with a minimum of 24 hours written notice provided to the Tenant. MOVE-IN CONDITION - A move-in inspection checklist will be completed and signed by both the Landlord and Tenant at the time of move-in. This checklist documents the condition of the property at the start of the tenancy and will serve as the reference for the move-out inspection. Tenant agrees that if the property is not returned in the same condition as documented at move-in, beyond ordinary wear and tear, the tenant will be responsible for all cleaning charges, repairs, and damages. LOCKS & KEYS - Tenants will be charged a $150 fee for any lost keys. - If a lock change is required due to lost keys or Tenant negligence, the cost of the lock change will be billed to the Tenant. EARLY TERMINATION - Tenants must provide the Landlord with written notice of early termination at least 60 days prior to the intended termination date. The 60-day notice must be accompanied by an early termination settlement equal to one month's rent. NON-PAYMENT & EVICTION - If rent remains unpaid after the grace period, the Landlord may issue a written Notice to Vacate. Failure to pay all amounts owed or vacate the property within the notice period will result in the Landlord filing eviction proceedings in the appropriate court. Tenant will be responsible for all court costs, filing fees, and any other costs associated with the eviction process. ATTORNEY'S FEES - In any legal action arising from or related to this lease agreement, the prevailing party shall be entitled to recover reasonable attorney's fees and court costs from the non-prevailing party.
