Renter is responsible for sewer,HOA fee, trash. No nails in the walls to be used. Professional cleaners to do the cleaning of the house and steam carpet cleaning to be proved with the original company receipt before walking trough at the end of the lease. Owner supplies washer and dryer but its not responsible of maintenance of them. No room or part of the house to be rented to third party like Air B&B, Vrbo etc. Grass to be cut and trimmed on the last day of the lease. No smoking within 20 yards of premises. Smoke detectors batteries to be changed every 12 months and purchase to be proven with original receipt. If fish tank used must be not bigger volume than 2 Gallons. If omitted any of these landlord will cover the cost from the security deposit.
