A new refrigerator, dishwasher, microwave, and electric range. An office space (or storage room) at the back of the house adds comforts for working from home. Fast internet is available, and the unfinished private basement with washer and dryer has tons of storage space for bikes, skis, and all other belongings. The shared backyard is maintained by the HOA and includes a BBQ grill that you have access to. Located in the Speer Neighborhood in Denver, it is a quiet, safe, and walkable & bike-able area. There is a great coffee shop one block away, and a little further down the road are a number of restaurants. The home is located just off Speer Blvd with easy access to the Cherry Creek Bike/Pedestrian Path. South Broadway shops and restaurants are nearby as well as Wash Park, Cap Hill, and it's about 10 minutes from Downtown Denver. There is a great coffee shop just a block away (Rosebud Cafe) and a fantastic family-style Italian restaurant (Carmine's). And more great places, all within a few blocks! South Broadway is nearby, a popular strip with plenty of bars, restaurants, shops, and the amazing Mayan Theater. Nearby are Trader Joes, Safeway, Natural Grocers, and Whole Foods, all within walking and biking distance, or a short drive. Cherry Creek Mall and Shopping District is nearby, and downtown Denver is just a couple miles away. This is one of six units (three duplexes) that makes up the "Pearl Garden HOA," that is a very easy-going and friendly little community. There is a shared backyard, which is taken care of by the HOA and you are free to use this shared space including the community grill. It is a duplex so you will share a wall with a quiet neighbor who's been there for a few years. Dogs are only allowed in the shared backyard when supervised. (No cats are allowed in this unit.) Denver is a great biking town, there are B-Cycle stations all over the city. There is a good bus system and a light-rail system (from the house it is about 1.5 mile bike/walk/drive to Alameda Station or I-25 & Broadway Station). You can get to the Bike Path easily and that will take you downtown, or anywhere you want to go around the area through the bike path system. You can also take an Uber/Lyft to get downtown easily, it's a short drive down Speer Blvd. There are nearby bus stops for RTD public transportation within a half mile, the Alameda Station light-rail is 1.5 miles from the home. The Cherry Creek Bike Path is accessible within 500 ft of the home. Street Parking is Free. There is typically plenty of available street parking on the block. Street sweeping once monthly between April-November, note parking signs. Dogs are allowed, maximum of one dog. Non-refundable $300 Pet Deposit. Dogs are allowed in the backyard ONLY when supervised by their owners or a responsible chaperone. Dogs must be cleaned up after immediately. The home is the entire first floor, a nice open living/dining room, kitchen, and a back office for any work you may need to get done, and the basement with washer and dryer and storage space. Also, there's great front porch. The backyard is a shared space with five other units. Renters are allowed to have one dog as per HOA rules. As agreed in the signed lease you will have the house all to yourself and can hang out in the backyard and have access to the shared BBQ grill, table and chairs. You will also have access to the basement with laundry and storage. Owner pays for HOA fees, taxes, and insurance. Renter is responsible for all other utilities including waste collection, water, gas & electric, and cable/internet, etc. These utilities must be transferred to the renter's name. Renter's insurance is strongly recommended.
