Employment verification documentation in the form of paystubs or a W2 must be provided showing that the annualized monthly rent is less than or equal to 35% of the applicant's gross income. For $1025 monthly rent this equates to $35,142 yearly gross income. Self-employed applicants must meet the same 35% of gross income requirement by furnishing the most recent tax return or several months of bank statements. Applicant must purchase and maintain renter's insurance with a $100,000 minimum in personal liability with the landlord included as an additional interest on the policy and furnish proof of this policy--typically costs about $15/month. Applicant must furnish a photo ID in the application to be provided upon receipt of this signed acknowledgement of the tenant criteria checklist. Up to 3 animals are permitted; no exotic pets. There are no weight or breed restrictions. Additional $100 security deposit for the first pet, and $50 for each additional pet up to the max of three pets. Additional $25 rent for the first pet and $10 for each additional pet up to the max of three pets. Pets are required to be on leash when in the common areas and cannot roam free. All pet waste must be picked up and put in a trash can immediately. Must follow all rules as required by property manager of Courtyard of Three Fountains. Smoking prohibited.
