Great location - a few blocks from City Park and Cheesman Park. The apartment is on the first floor, but up a few steps and about 5 feet above street level, enhancing hte privacy. The apartment has hardwood floors, large bedrooms and a large living area. Exterior walls and walls between units are double brick, making the units quiet. There unit has an washer and dryer in the unit, and central AC and heat. A door off of the kitchen provides direct access to the large, shared backyard, which generates a full sense of community with the other 11 apartments. The backyard has a deck with tables, chairs and a BBQ. There is also a play space for dogs (separated from the deck and human area by fencing). Walk out your front door to grocery, restaurants and coffee shops. Walk score of 74 and bike score of 95. Units have large bedrooms, large, double pane windows, large closets, and come with in unit laundry. There is a smaller room with built in desk and a large window that can be used as an office, powder room, or additional closet space. Walls that separate apartments are masonry and create a quiet, private living experience. Double pane windows also block out outside noise, and the first floor sits about 5 feet above the sidewalk for additional privacy. Garage parking may be available for an additional fee. We own the building, and can answer any questions you have. We charge $190/month for all utilities - electric, gas, water, sewer and trash. This represents approximately 90% of the actual utility bill for the property based on the relative square footage of the apartment (we do not make money on these charges). We do this because these services have a single meter for the whole building, and this allows residents to budget for a single, consistent amount each month (as opposed to splitting up utilities every month and charging them out). General We only consider applications after at least one applicant has seen the apartment, preferably in person. Virtual tours are available for special circumstances (like those moving to Denver from out of town). All adults who will live in the apartment must sign the lease, and satisfy eligibility requirements. Credit requirements All adults must have a minimum credit score of 625 and no collections or account defaults in the last 3 years. Security Deposit: A credit score for any renter less than 675 requires 1 month's rent. Credit score for all renters above 675 requires 1/2 month's rent. Security deposits are fully refundable at move out if the apartment is left fully cleaned and in good condition. Background check: We run background checks on all applicants who satisfy all other eligibility requirements, and consider the results in our decision process. We consider applications as we receive them (assuming at least one applicant has viewed the property), however we may consider factors like credit, desired move in date or other application information for applications received in close proximity.
