We have received a couple of applications. We're keeping the listing active for now in case those fall thru. The property is not available until OCT 1, 2025. The home is located steps from Towson Manor Park and is within walking distance to the library, central part of Towson, etc. It has a full brick exterior (front, side, and back) with lots of light coming into the house. The fully-fenced, isolated backyard does NOT adjoin any roads, alleys, or any other type of public or private way. The backyard is great for kids and pets (and of course, adults too). The house has hardwood floors throughout the entire first and second levels. The kitchen has been recently renovated, has an eat-in area as well as a completely separate dining room. Dishwasher, garbage disposal, refrigerator, oven/range w/ built-in microwave above are all included. The house has central air and heat (gas heat) and ceiling fans in all bedrooms, dining room, and kitchen. There is a full basement, which is not finished, but is very usable. Washer, dryer, and utility sink are included and located in the back part of the basement which is walled off from the front, so you can use the front room for something else. There is a small bathroom in the basement. The full bath is located on the second floor, and is fully tiled with a combination tub/shower (we'll try to get a pic of this soon). We would prefer to do a 2-year lease, but would consider a 12 or 18 month duration. The price you see is the price you pay per month for rent. There are no hidden "maintenance" fees or any other type of monthly fees associated with this Lease. Water, sewer, and trash collection are included within the base rent price. The Tenant will need to cover electricity, gas, internet, security system (if desired) and all other "utilities", such as internet. Tenant agrees to abide by all Baltimore County codes and ordinances, including a maximum of two unrelated individuals (this property does not have a rooming/boarding house permit). The tenant is responsible for yard maintenance (i.e., grass cutting, snow shoveling). There is a $45 application fee but we will not charge you until all parties agree to move forward with an application. Note if you have a reusable screening report you may submit it, but we cannot always rely on these for the completion of our Tenant(s)'s applications in other words, the $45 application fee will be required. The parking is on-street parking, but we have never had a problem finding parking in this neighborhood. Pets are allowed. We can allow 1 cat plus 1 small dog without charging any pet rent. Any pets above this amount will require an additional $25/month pet rent. We are SORRY about this, but due to a recent change in state law, we are no longer allowed to collect a pet deposit in lieu of charging pet rent. We do not require Tenants to carry renter's insurance, but it is recommended since the Landlord's insurance policy does not cover the Tenant(s)'s belongings. You may contact the Landlord thru Zillow/Trulia or email for additional information, questions, or to request a showing. We will provide our phone number to those who are serious about moving forward with the next steps of leasing this property. The rent is payable directly to the Landlord (we do not use Zillow or any other third-party rent collection because they may charge additional fees). Maintenance requests are made directly to the Landlord by texting or phone call. It is our goal to ALWAYS respond to our Tenant w/i 24 hours for reasonable request. This property does NOT use a third-party maintenance company since we find them to be very slow and sometimes try to charge the Tenant for standard maintenance items. This home is currently still Tenant-occupied but we will make it available for showings during a time that is mutually-agreeable to the current Tenant who is moving out soon.
