The water lines are all Pex with heat tape, the water heater is a newer 50Gal electric Rheem. The siding is still original, it could use a fresh coat of paint or new siding all together. The home cannot stay where it is. Trailers of similar size and age sell for slightly less and non-mobile tiny houses sell for substantially more. Even with the additional work and cost of moving, it will still be considerably less than a fully finished tiny home of similar size, stick built or park model.
