    Historic Victorian Townhome located in the heart of Clements Park Historic District for Rent. Formerly a short-term rental. Unit is a TWO Bedroom, TWO bathroom unit with a modern kitchen with stainless steel appliances. Downstairs half bathroom was recently upgraded to a 3/4 bathroom with a new shower pan and vessel sink. Bedrooms are located Upstairs with lots of space with large closets and ceiling fans. Master bedroom can fit a King size bed and secondary bedroom can fit a Queen size bed. Also has a ventless Bosch washer and dryer upstairs hallway and full bathroom with granite sink and lots of bathroom storage. It is a "Jack and Jill" style bathroom. Two car detached garage is also available with tons of storage space and cabinets in the garage. Also parking just outside of the garage (in the alley) if extra parking is needed. The backyard has a court yard along with tables and gas grills. Landscaping and snow removal maintained by the HOA. No pets allowed unless approved by the HOA. Small dog is preferred to have a better chance of getting approved. Units have been completely cleaned out and is vacant. Some of the pictures are showing it when it was a short-term rental with furniture but it is now empty and ready for immediate move in. Prospective tenants must pass a criminal check, have reasonable credit (550+)and verify employment and must have a solid tenant history. Landlord can also provide a reference for being responsive and engaged to issues that come up for repair or needing immediate attention. The lease term I am looking for is for twelve months and then after the twelve months it goes to a month to month lease, which is standard. Ideally I am looking for two tenants to rent out the Upstairs Unit (Unit A). You will have to pay your own Xcel bill, Wi-Fi and cable television if you require. Trash pick up and water bill is paid by the HOA. The HOA does not allow pets but other tenants have been seen with dogs so this is not being enforced. Small dogs will be allowed. Smoking is not allowed inside the Row House. There is a outside patio area for that. Two car garage is also available for parking and storage and will be rented out to the Unit A tenants. Parking is limited to two hours in the front. Tenants may apply for a annual Parking Permit with the City of Denver. You must verify residence. If you are being considered as a tenant, you will be required to pass a credit check, verify your employment and verify a salary worthy of paying the monthly rent. I will also require a criminal check and rental history to verify a strong past tenancy. I am also able to provide a "landlord reference" from my other tenants to verify I am strong landlord who stays on top of things (maintenance issues etc.) I do have a standby handyman to fix items that arise in a timely manner. The property has been a short-term rental off and on for the past nine years. My last guest checked out on June 11th. City of Denver requirements are very tedious and strict. Property is completely free of furniture and clutter and is ready for immediate move in. Tenants are expected to maintain the general upkeep of the Unit (light bulbs, batteries to doors, fire alarms and carbon monoxide detectors). Tenants will also be required to carry annual Renters Insurance.
