Tenant Screening Criteria The credit/background check and income verification fee are $55 for each person aged 18 or over intending to live within the house. This fee is non-refundable. An email will be sent to you from a third-party tenant screener and fees will be paid to them. A clear copy of each applicant's photo ID must also be provided before a credit check is processed. A $2250 deposit is required and will be returned pending property inspection and the utility bills are reconciled. Rental History Applicant must have 12 months verifiable rent or mortgage history from a non-relative. Where less than 12 months, a guarantor may be required and/or a double deposit. A guarantor is a signator on the lease and become financially responsible but is not permitted to live on the premises. Current and previous landlord information must be verifiable. Applicant(s) must receive positive recommendation from landlords. Income Requirements Combined gross income of applicants and co-signers must be four times the rent. All source(s) of income must be verifiable. Applicants should have minimum 12 months employment with current employer. We will not use future income except for a verifiable job offer letter detailing exactly the amount to be earned each month. Credit History Credit score of 700 or higher for all applicants intending to pay rent. The credit report should indicate good payment history with no collections from housing providers or utility companies. There can be no active bankruptcies. All bankruptcies must be discharged. No evictions or unlawful detainers within past five years. Other Criteria Small dogs or cats are allowed at $50 a month. No more than two. Home-based business: Please use the premises only as a private residence. Working from your home is allowed. However, we ask that you do not use it as your primary workplace. For example, we do not allow home daycare businesses or hair salons. In addition, the property is not to be used in any way that is illegal or dangerous or which would cause a cancellation, restriction, or increase in property or management insurance premium. We do not accept third party checks for assistance with security deposit or other move in monies. Move-in monies must be paid by cash, money order, cashier's check, or online. Personal checks must clear the bank prior to receiving keys. Smoking allowed outside only. This applies to marijuana as well as tobacco.
