Internet Tenant will arrange and pay for the cost of internet service. 1.5.10. Homeowner or Condominium Association The Property is located within a homeowner association or condominium association. Any assessments imposed by the association related to the Property are included in the Base Rent. Tenant is required to obtain and maintain at all times during the Term renter's insurance covering Tenant's personal property and damage to property with per occurrence limits of not less than $100,000.00. Landlord (and Managing Agent, if any) will be named as an interested party. Tenant will provide Landlord with evidence of any required renter's insurance prior to moving in and upon request during the Term Smoking is not allowed in the Property and, if applicable, all common areas of the Building and on Building grounds. In addition to any other remedies Landlord may have under this Lease or at law, Landlord may charge Tenant a fee of up to $250 for a second and subsequent violations if Tenant smokes in a clearly designated non-smoking Property or area of the Building or Building grounds
