1. SECURITY DEPOSIT TERMS

Pest Control: Landlord guarantees a pest-free environment for the first 30 days. Thereafter, all pest control (including bedbugs, ants, or rodents) is the Tenant's financial responsibility.
4. RULES AND PROHIBITED CONDUCT
Smoking: This is a 100% Smoke-Free Property. Any evidence of smoking inside (scent, ash, yellowing) will result in a full professional deep-clean charge against the security deposit.
Illegal Substances: The use, growth, or distribution of any federally illegal substance (including marijuana) is a material breach of this Lease and grounds for immediate eviction.
Pets: No animals (including visiting pets) are permitted without a signed Pet Addendum and payment of a pet deposit/fee.
Quiet Enjoyment: Tenant and guests shall not engage in loud or obnoxious behavior that disturbs neighbors. This includes "Heavy Walking" on upper floors after 1:00 AM.
5. INSURANCE REQUIREMENTS
