Residential Lease Agreement This Residential Lease Agreement (the "Agreement") is entered into on [Insert Date], by and between: Landlord: [Insert Landlord's Full Name], with a mailing address of [Insert Landlord's Address] ("Landlord"), and Tenant: [Insert Tenant's Full Name] ("Tenant"). 1. Property Description The Landlord agrees to lease to the Tenant the following property (the "Premises"): A townhome located at 2309 Club House Ave, Naperville, IL 60563. The Premises includes all standard appliances such as refrigerator, stove, washer, and dryer, in as-is condition, and a two-car garage. The Premises does not include any additional storage units or common areas unless specifically noted. 2. Lease Term The term of this Lease shall be for a period of one (1) year (the "Lease Term"), commencing on November 1, 2025, and ending on October 31, 2026, unless terminated earlier in accordance with the provisions of this Agreement. This is a fixed-term lease, and the Tenant shall vacate the Premises at the end of the Lease Term unless a renewal agreement is executed in writing. 3. Rent Monthly Rent: Tenant agrees to pay $2,500.00 per month, due on the 1st day of each month. Payment Method: Rent shall be paid via electronic transfer to Landlord's designated account. Late Fees: Rent received after the 5th day of the month shall incur a late fee of $50.00 plus $10.00 per day thereafter until paid. Security Deposit: Tenant shall pay a security deposit of $2,500.00 upon signing, refundable within 30 days after the Lease Term ends, less any deductions for damages or unpaid amounts. 4. Utilities and Bills Tenant shall be solely responsible for arranging, paying, and maintaining all utility services and bills for the Premises, including but not limited to electricity, gas, water, sewer, trash removal, internet, cable television, and any other services not provided by the Landlord. Tenant must establish accounts in their name prior to the commencement of the Lease Term and ensure all bills are paid in full and on time. Failure to pay utilities or bills resulting in liens, service interruptions, or additional charges to the Landlord shall constitute a material breach of this Agreement. 5. Homeowners Association (HOA) Rules and Compliance The Premises is subject to the rules, regulations, covenants, conditions, and restrictions (collectively, "HOA Rules") of the Green Of Country Lakes governing the community. Tenant acknowledges receipt of a copy of the current HOA Rules and agrees to comply fully with all said rules. 6. Pets No pets shall be allowed on the premises at any time during the Lease Term. 7. Maintenance Tenant agrees to maintain the Property in a clean, safe, and habitable condition and shall promptly notify the Landlord of any needed repairs. 8. Inspections The Landlord reserves the right to conduct monthly inspections of the Premises. The Landlord shall provide the Tenant with reasonable notice prior to any inspection. Additionally, the Landlord has the right to enter the Premises without notice in case of an emergency. 9. Default and Early Termination In the event of a default by the Tenant in the performance of any of the provisions of this Lease, the Landlord shall have the right to terminate this Lease upon giving written notice to the Tenant. Should the Tenant wish to terminate the Lease prior to the end of the Lease Term, they must provide a 90-day notice in writing to the Landlord. The Tenant will be liable for the entire remaining rent due for the Lease Term should they choose to vacate before the end of the term. 10. Governing Law This Lease shall be governed by and construed in accordance with the laws of the State of Illinois. 11. Entire Agreement This Agreement constitutes the entire agreement between the parties and may not be altered except in writing signed by both parties. IN WITNESS WHEREOF, the parties hereto have executed this Lease as of the day and year first above written. 10. No Smoking Policy Tenant and guests shall not smoke or allow smoking on the Premises. This includes the interior of the townhome.
