In the event damage costs exceed the damage deposit amount then collection of those funds will be completed by other means which may include legal action. Tenant is responsible for basic maintenance and upkeep of the home. Lightbulbs, basic plumbing such as clogs in sinks, bath tubs, or toilets. Any nail holes, screws, or any other damage to the walls whether hanging decor or general damage is the sole responsibility of the tenant to repair or risk additional charges and loss of deposit. Tenant shall remove all trash and personal property from the home upon vacating the home at the end of the lease term. Tenant will have the unit cleaned and ready for final inspection no later than one day after Tenant's date to vacate.
